Delinquent Property Taxes:
Municipalities & Counties provide a list of all delinquent properties (parcels). DTSi will then proceed with the following guidelines for processing.
Stage 1:
Standardized Collection Program
•
Address verification and review after creating
delinquent database.
•
Industry standard collection letters followed with personal
correspondence with delinquent property owner.
Stage 2:
Correction of Addresses returned undeliverable
•
Research
with multiple databases for new addresses, the databases we use are the
same as the Courts and Police agencies utilize. Then remail notices to
the new addresses we have found.
Stage 3:
(If
needed) Full Service Tax Collection procedures
•
Bankruptcy Search and Verification.
•
Title Search to reveal all entities with an interest in the properties;
i.e. Defendant in Fi-Fa, the current record holder, and all Secured Lien
Holders.
•
All Notices of Levy Required by Law.
•
Notices and Legal Descriptions prepared for advertisement in local
newspapers.
•
DTSi will assist in the preparation of any parcel for Tax Sale if taxes
are not collected in the time allotted by law.
•
In
the event of a tax sale of parcels being handled by DTSi, and
significant overbids occur the day of sale, DTSi will assist with
necessary guidance to pay these funds into the Clerk of Courts Registry.
•
If
requested, DTSi will assist at all Tax Sales including knocking off the
properties and deed preparation.
Please
note:
There are no fees paid to
DTSi
related to the collection on a parcel unless
all taxes, penalties, interest, and the advertising
fees have been collected. Our goal is to return 100% of all taxes
due to the county.
Fee Structure as follows.
Payment of Services Rendered.
It is the intent of DTSi that its collection services not be an
expense chargeable to the County’s taxpayers who pay their taxes in a
timely manner and that services as rendered by DTSi be paid by
its collection efforts. It is expected that DTSi will be paid
from those fees added to the tax bill, as permitted by State law.
HB 2Such fees cover, but are not limited to, the review of IRS
and Bankruptcy liens, Title Examination, certified mail to all
defendants in Fi-Fa, Advertising Preparation for the legal organ of the
county, and other services as needed.
The following is an outline of the payment schedule allowed to DTSi:
1. For all accounts turned over to DTSi and
collected during the Stage 1 Process, DTSi will be paid
$60.00 or $30.00 for any and all parcels depending on the amount owed.
